Povey Cross Estate Residents Group (PCERG)

The Povey Cross Estate is an ancient estate of Hookwood covering most of the west side of Reigate Road. In the 1918 and 1922 title deeds, restrictive covenants were put in place to preserve the look and feel of this estate, with the rights to enforce these covenants running with the land (ie. the rights are with all current residents on the former estate land).

Estate Covenants

  1. No caravan or house on wheels other than poultry houses or other structures to be used in connection with the industries of poultry farming, horticulture, fruit growing or agriculture shall be placed on the property, nor shall any temporary building or erection be placed or built theron without the Vendors consent in writing first being obtained.

  2. The property until built upon shall be used for residential purposes only so far as the frontage plots are concerned, all other plots may be used for any purpose generally termed agricultural. Only one house may be erected upon each plot except in the case or Plots Nos. 47 and 1A on the Estate plan (being Nos. 254 and 257 (part) on Ordnance Survey map) on each of which plots 2 houses may be erected, nor shall any act, deed or thing be done thron or in or upon any building erected thron which may be or grow to be an annoyance, nuisance, damage or disturbance to the Vendor or to the owner or tenant of any other portion of the Povey Cross Estate

  3. No building or erection shall be set up less than 70ft from the centre of the road in front of any plot
